Development

Following the successful completion of the Trolley Barns Restoration and Adaptive Reuse, the development team consisting of The Mathews Co. and Centric Architecture began to explore the options for development on the surrounding 6+ acres of land owned by the Metropolitan Development and Housing Agency (MDHA) that represented some of the last large developable pieces of property in the downtown core. Our concept for the continued development of Rolling Mill Hill revolves around three major concepts: Creation of a “District” and a Sense of Place, connecting Rolling Mill Hill to both downtown and to the Cumberland River, and transitioning the scale of downtown to the scale of Sobro.

The Scope consists of 5 buildings on 2 large parcels, with an option for the third parcel (reserved for corporate headquarters site). The Master plan revolved first around creating a pedestrian-friendly public realm that supported and improved the existing conditions and was sympathetic to the surrounding scale while still providing the needed density in the downtown core. The proposed master plan includes over 600 multi-family units, over 100K sf of office, and a 200+ room hotel, with retail, support, and structured parking for all components.
