91 Van Buren is located directly across the street from the Hammermill Building in Germantown. This  quadrant of Germantown has been slow to develop until recently and the brownfield site was initially purchased for use as a parking lot for the adjacent Ford Fry restaurants.

This land housed a former car wash residue cleaning operation with two existing buildings and amazing proximity to the greenway; the redevelopment for more than solely parking use was inevitable.

Due to site conditions and successful tenant recruitment, a new 8,000 SF and 3,000 SF building is being constructed with a patio fronting the greenway. The larger structure’s design draws its inspiration from an old filling station garage and further conveys the history of this location.

The 8,000 SF building will house a sushi restaurant, boutique liquor retailer, and fitness concept with the 3,000 SF building targeted for a casual restaurant.  Many of the tanks in use on site will be reclaimed on patio areas and painted with murals seen on the Greenway. An old water tower located on an adjacent site was relocated here to avoid demolition while an adjacent large project was under construction. A pathway below the tower will light up at night and give you direct access the greenway and restaurants while serving as a landmark for the entire neighborhood.
